Office REITs Expand into Hospitality to Enhance Integrated Campus Ecosystems

Office real estate investment trusts (REITs) in India are increasingly adding hotels to their business park portfolios as part of an integrated campus strategy rather than a diversification play. This move is aimed at enhancing business travel, leadership visits, client engagements, and corporate events, while also improving tenant stickiness.
Mindspace REIT, Embassy REIT, and Bagmane REIT are leading the charge in this trend. These REITs are developing hospitality assets within their office ecosystems to support various business activities and create a more cohesive and attractive campus environment.
Mindspace REIT follows a partnership-led model, developing the core shell of the buildings while operators such as Chalet Hotels manage the fit-outs and operations. This approach helps limit operating risks. Mindspace is now adding another luxury hotel in partnership with Chalet Hotels under the Ritz-Carlton brand and is preparing to launch The Pearl Club within its Hyderabad campus.
Embassy REIT has allocated ₹940 crore for two hotels with 518 keys, expecting approximately ₹250 crore of contribution to the REIT’s net operating income once the assets stabilize. According to Amit Shetty of Embassy Office Parks REIT, hospitality remains an ancillary business, contributing about 7% to their overall business. However, it acts as a catalyst for their office business, allowing global occupiers to stay within the same campus. Embassy is keen to pursue similar opportunities within its portfolio where demand exists.
Bagmane Prime Office REIT is also allocating 25% of ₹3,000 crore, its planned capital expenditure, to hospitality. However, the company maintains that office parks remain its principal strategy. Richard Hugh Andrew, CEO of Bagmane Prime Office REIT, clarified that building hotels and solar parks does not indicate a shift in strategy. Instead, these are complementary assets that support the core business of building business parks in Bengaluru.
Industry experts see this trend as a reflection of the evolution of India’s REIT market from pure-play office vehicles into broader integrated asset platforms. Anshuman Magazine, Chairperson and CEO (India, Southeast Asia, Middle East & Africa) of CBRE, noted that while hospitality in Indian REITs is still in its early stages, conditions are becoming favorable as business travel rebounds and branded hotel supply remains constrained in many markets. Hospitality embedded in high-quality office parks with a captive corporate audience can generate consistent and growing returns.
Anuj Puri, Chairperson of Anarock Group, pointed out that hotels offer a different return profile from offices because they are more closely aligned with the economy, capturing real-time demand from tourism and business travel. Shrinivas Rao, CEO of Vestian, added that hospitality could emerge as a yield-accretive addition to REIT portfolios, though with a higher volatility profile than office assets.
While hospitality is unlikely to replace office as the anchor asset for Indian REITs, it is increasingly becoming a strategic third pillar alongside office and retail. As integrated campus development gains scale, hotels are emerging as a complementary asset that enhances the overall value and appeal of business parks.

Hospitality is a strategic extension of this philosophy, aimed at improving competitiveness and adding value to their campuses. These investments are not diversification plays but targeted enhancements that support the core business.
