Brookfield India REIT's net operating income rises 23.8% in FY26

Brookfield India REIT reported a significant 53% year-on-year growth in net operating income to ₹742.9 crore for Q4 FY26. The company declared a distribution of ₹5.50 per unit for the quarter, contributing to a full-year distribution of ₹21.40 per unit. Strong leasing and the acquisition of Ecoworld bolstered performance, with net consolidated profit rising 30.81% for FY26.

 

 NEW DELHI: Brookfield India Real Estate Trust (Brookfield India REIT)'s net operating income grew 53 per cent year-on-year to ₹742.9 crore in Q4 FY26 while it increased 23.8 per cent year-on-year to ₹2,291.3 crore for the financial year 2025-26.

The board of directors of Brookprop Management Services, the manager of Brookfield India REIT declared distribution of ₹4,564.35 million/₹5.50 per unit for the quarter ended March 31, 2026. The distribution comprises of ₹1,327.81 million/₹1.60 per unit in the form of interest payment on shareholder loan, CCDs and NCDs, ₹2,456.45 million/₹2.96 per unit in the form of repayment of SPV debt and NCDs, ₹730.30 million/₹0.88 per unit in the form of dividend and the balance ₹49.79 million/₹0.06 per unit in the form of interest on fixed deposit. Together with distributions already made during the three previous quarters, the distributions for full year ended March 31, 2026, amounts to ₹15,161.78 million/₹21.40 per unit.

The board also declared net asset value of ₹386.67 per unit for Brookfield India REIT as on March 31, 202 6.

“FY2026 marked a strong year, supported by record gross leasing of 4 million square feet that led to occupancy growing by five per cent year-on-year. Healthy income growth enabled us to distribute ₹21.40 per unit for FY26, up 11 per cent year-on-year. During the year, we acquired Ecoworld in Bengaluru, a transformational acquisition that provided substantial scale and diversification. Further, we raised over ₹82 billion of equity from April 2025 to date from marquee investors," said Alok Aggarwal, CEO and managing director of the company.

 

 

The company has reported a growth of 30.81 per cent in its net consolidated profit during the financial year 2025-26. Its profit after tax stood at ₹536.75 crore in FY26 as against ₹159.95 crore it recorded in FY25, the company said in a BSE filing.The company's net consolidated total income stood at ₹3,071.33 crore in FY26, a growth of 22.80 per cent from ₹2,471.81 crore it recorded in FY25.

In Q4 FY26, its net consolidated total income growth by 22.60 per cent and stood at ₹987.01 crore as against ₹639.77 crore it registered in the similar quarter last year. Its profit after tax grew 25.19 per cent to ₹53.86 crore in Q4 FY26 as against ₹78.62 crore it recorded in the corresponding quarter of the previous fiscal.

Its operating lease rentals grew 55.7 per cent year-on-year to ₹712.3 crore in Q4 FY26. Committed occupancy improved to 93% as at March 31, 2026, representing a five per cent year-on-year growth.
