Mapletree Weighs $470 Million India Office REIT Listing

Oct 01, 2026

Mapletree Investments, a unit of Singapore state investor Temasek Holdings, is evaluating a plan to list four Indian office parks through a REIT in Mumbai, targeting a mid-to-late 2027 share sale that could raise up to S$600 million at a valuation of about S$2.5 billion. Mapletree and Canadian pension fund Caisse de depot et placement du Quebec each own 40% of the properties across Mumbai, Chennai, Pune and Bengaluru, while Temasek holds 20%. The discussions are preliminary and all three parties declined to comment. The move comes amid surging demand for Indian office space, with CBRE reporting that most tenants plan to expand their footprint over the next two years. Bagmane Prime Office Reit raised $360 million in May, and vacancies across India's top eight cities continue to decline.

Mapletree Investments is exploring a plan to bundle four Indian office parks into a real estate investment trust and take it public in Mumbai, a move that could raise as much as S$600 million (approximately $469.6 million) as investor demand for commercial property in the country intensifies.

The Singapore-based firm, a unit of state investor Temasek Holdings, has held preliminary discussions with banks about the structure, according to people familiar with the matter who asked not to be identified because the talks are private. The proposed trust would be valued at roughly S$2.5 billion (approximately $2.0 billion), with a share sale targeted for mid-to-late 2027.

Mapletree and Canadian pension fund Caisse de depot et placement du Quebec each hold 40% stakes in the buildings, which are located across Mumbai, Chennai, Pune and Bengaluru. Temasek acquired a 20% stake in the properties last year, giving the Singapore state investor a direct position alongside its subsidiary.

The deliberations remain at an early stage, and the exact contours of the deal have yet to be finalized. Representatives for Mapletree, Temasek and La Caisse, as the Quebec pension manager is known, declined to comment.

India's office market has become a bright spot for institutional investors as multinational and domestic companies accelerate their expansion strategies. A September report from CBRE Group found that the majority of office tenants plan to grow their India footprint over the next two years, even as questions persist about whether artificial intelligence will eventually dampen demand for physical workspace.

The listing would add to a growing pipeline of Indian REIT offerings. Bagmane Prime Office Reit raised $360 million through an India listing in May, underscoring the depth of appetite for yield-generating commercial assets. Major global banks including Citigroup and HSBC are actively hunting for office space in Mumbai to accommodate staff, while vacancies across India's top eight cities have continued to edge lower, according to an August report from Cushman & Wakefield.

For Mapletree, a successful listing would provide a capital recycling vehicle that allows it to monetize mature assets while retaining operational control. The firm has long used REIT platforms in Singapore and other markets to manage its portfolio, and an India vehicle would extend that strategy to one of Asia's fastest-growing commercial real estate markets.

The timing of the potential listing, targeted for 2027, suggests Mapletree is positioning itself to capture what it sees as a multi-year upswing in Indian office demand rather than a short-term cyclical peak. If executed at the indicated valuation, the trust would rank among the larger India-focused office REITs, giving institutional and retail investors a new avenue to gain exposure to the country's commercial property sector.
